We started clearing the site and found a lot of rock protruding out of the ground. We immediately called the project manager as well as the engineers to a site meeting. It was decided to do spot checks on site and we found that virtually the whole site was covered in rock. We established from the BOQ that the removal of rock was grossly under measured and a decision was taken by the project manager to halt construction for 1 month to investigate all avenues to alleviate the financial impact as far as possible without affecting the look of the building.
The clients requested face brick inside and out instead of plaster and paint as originally designed. Once the rates were applied and the client saw the initial outlay they were hesitant but after going into a few years of maintenance and repainting etc, the cost saving would be more beneficial.
The blasting of the hard rock took around one month before the foundations could be laid. We started building by constructing the concrete work to the font which is situated inside the building at lower level so that you can walk down stairs into this area for the baptisms.
Once the brickwork reached floor level, we cast the floors with engineered construction joints that went through the floors and walls. All floors were finished to later receive screed and tiling.
