The scope of work on this project was to construct a single storey house in Garlington estate in Hilton. The estate in its self poses some serious challenges for any builder as it borders on a conservancy where streams and wildlife are present, posing environmental challenges that include general working space.
The walls were conventional brick with a plastered and painted finish. The roof was wooden laminate beams with corrugated chromodek. The finishes included external windows and aluminium doors. A combination of tiles and carpets for flooring with granite tops. Unique finishes on this project was the plastered mouldings that the client requested.

This project commenced with updated costing and broke ground in October 2016. The land was cut, set out and the fence erected. Next came the drought of 2015 to 2016 and contractors were forced to obtain a sticker as proof of compliance that all water used in the construction of the house was grey water purchased from the Ballito sewerage works and drinking water or for washing was borehole water which were housed in Jo-Jo tanks on site.The client was quite set on the exposed polished concrete in the living areas. The day this was scheduled, the pump failed, forcing rescheduling. On the rescheduled day the heavens opened up with mass rainfall.When erecting the exposed roof truss section over the living area the roof engineer announced that he could not certify the design due to close proximity to the coast, with high wind volumes which would lift the roof off due to the weak link between the trusses and the purlins due to the isoboard. Eventually this was resolved by cutting the isoboard between the rafters.At the last minute, the owners became concerned that the concrete would be too cold during winter in the bedrooms and changed to engineered wood. The contract was 12 months in duration and was finished on time.

Villa Albizia is a three-bedroom, three-bathroom dwelling set in the beautiful Eden Rock Forest Estate. The client requested a very smooth plaster finish to the external walls, this was achieved by using a specialist product. The client also requested to add on an en-suite bathroom to the third bedroom. This was requested about halfway into the build. Various methods were employed to ensure the tie-in would not result in cracking. The finishes on the dwelling compliment the ‘green’ surroundings.
